Metropolitan Office Space Acquisition
In the last 24 months, the Real Estate Group has assisted one client with acquisition of five buildings in the Denver metropolitan area containing a total of more than one million square feet of office space. We negotiated the provisions of the operating agreement for the three limited liability companies formed with financial and operating partners to acquire the five buildings. We also negotiated the purchase and sale contracts for the buildings, assisted in the performance of the due diligence, including all of the title work review for the different buildings, negotiated contracts for the construction of and a permanent easement for exclusive parking rights to 275 spaces in a garage to be built as part of a multi-use project on land adjoining one of the buildings, handled the closings, and negotiated and handled the simultaneous closings for the permanent and (where applicable) mezzanine financing for the buildings.
