Jim Culhane’s practice has been devoted solely to real estate since 1972. Within that field, Mr. Culhane has extensive experience in negotiating and structuring transactions. He has represented clients engaged in all kinds of commercial real estate transactions, including acquisitions and dispositions, formation of partnerships and limited liability companies, development of commercial and office properties, residential development, private placements, and financing transactions of all types, leasing of all types, including major office leases, synthetic leases, and sale leasebacks, organizing and structuring companies with real estate holdings, foreclosures and workouts, transactions involving properties with environmental contamination, and disputes relating to real estate matters.
Transactions handled by Mr. Culhane include the acquisition and development of a large corporate campus in Broomfield; synthetic leases; multi-property sale and leaseback transactions and asset dispositions; relocation of the Elitch Gardens Amusement Park to downtown Denver; the sale of the property for the Pepsi Center; the sale of one major Colorado home builder and the acquisition of two others; representation of developers in connection with municipal bond financings; numerous tax-deferred exchanges; the development of a number of suburban office buildings; the formation of a joint venture to develop assisted living facilities on a nationwide basis; the representation of landlords and tenants in major lease transactions; representation of developers and lenders in power plant developments; and the purchase, sale, and financing of major office buildings. Mr. Culhane is also involved in the day-to-day counseling and representation of a variety of real-estate oriented businesses.

Mr. Culhane is a member of the Colorado Bar Association, having served as a Committee Chairman, and is also a member of the American Bar Association and the Denver Bar Association.
